2024 Buyers Guide to Verona Walk in Naples FL

Are you looking for a resort-style community in Naples, FL that is amenity-rich, has a security guard at front gate 24 hours a day, close to 5th Ave, Naples Pier and Marco Island? Then Verona Walk is a community you should consider.

The award winning gated community offers a resort-style lifestyle to every category of life, young and old alike. From the moment you enter the property you will feel like you are on vacation in paradise. Tropical mature landscapes are at every turn. Attention to detail is the standard. You can play a game of pickleball or tennis with your neighbors, go for a walk on the more than 20 miles of walking paths, grab a drink with friends at the Towncenter’s Verona Cafe, or grab your book you’ve been wanting to read under the palm tree at the resort-style community pool. The options are endless; you will never get bored.

This is the first community we lived in when we moved to Naples, Florida. We instantly fell in love with the beautiful mature landscape, the wildlife around the neighborhood and the more than 20 miles of walking paths throughout the development.

Along with the first home that we lived in Naples, it was also our first resort-style, amenity-rich community with an HOA (I’ll discuss the Home Owners Association later in this article). We didn’t know what to expect, but we instantly fell in love with the idea that almost everything was taken care of for us, so we can focus our time on family, relationships, work, relaxation and making memories instead of mowing the lawn or pulling weeds after a long day of work.

According to the United States Census Bureau, the development is 1.6 Square Miles in size. The community has 1,920 homes inside the guard gated entrance from Collier Blvd. The theme of the community is Venetian-style bridges, canals and lakes that were built at the beginning of the project. Majority of the homes (90%) in the community have either a canal view from the backyard or a lake view.

Many of the walking paths throughout the community have Vanetian bridges that connect the streets together. We love that we can choose a path to walk on and not run across a car the entire walk. The paths on the inside of the community and around the main lake are 8 feet wide, and you will only see walkers, runners, bikers and golf carts. There are also walking paths along every street, which are 4 feet wide.

Why People Choose to Live in Verona Walk

A common reason many people choose to live here is they want to live in a community that is active, amenity rich, and yet maintain low HOA fees. They want to live in a gated community but don’t want to be in a Country Club that charges high HOA fees and golf fees.

There is also the category of people who have lived outside of HOAs majority of their lives. They mowed their own lawn for years and took care of the sprinklers, shrubs, trees and weeds. Now they don’t want to worry about any of it and would rather just have someone else take care of it. They want to have access to resort-style amenities within walking distance of their home.

There is a large percentage of homeowners in Verona Walk that are second or third home owners. They might have a home in New York, New Jersey, Wisconsin, Indiana, Ohio, etc. where they  spend their summer months, but because they don’t like the cold or snow, choose to spend their winters in sunny and warm Naples. They come down either on their days off, vacations, or 3-6 months of the long, dark, cold winters that are up north. These homeowners love the setup of Verona Walk because they can lock their home up when they are ready to leave, and know that everything will be taken care of for them on the outside. Verona Walk HOA (Home Owner Association) Fees

Verona Walk takes pride in how low the HOA fees are considering how many amenities and services that are offered to each resident. When comparing apples to apples, the fees are very reasonable. Below is the breakdown of the fees for 2024.

Types of homes in Verona Walk (Including Floor Plans)

There are basically 3 building designs within the community. You have the villas, townhouses and single family homes (there are no condos in Verona Walk).

The Villa is single story, two homes that are attached and share a center wall. At 762 doors, villas account for 40% of the homes in the community.  The center (dividing) wall is a firewall, concrete that goes all the way up to the top of the roof. It is there for safety as well as blocking out noise. It’s helpful to have that thick wall between each other.

The Villa floor plans include the Capri, which is a 2 bed + den/2 bath, attached 2 car garage and is approximately 1,535-1,708 square feet under air. The Carrington is a 3 bed/2 bath, attached 2 car garage and is approximately 1,540 square feet. There are 762 villa doors in the community. The HOA fees for villas in 2024 are $1,262/quarter.

The Townhouse is a 2 story home that shares a wall with a neighbor. At 178 doors, townhouses account for 9% of the homes in the community. The wall is a concrete firewall dividing two homes. The garages are detached and you would walk through the lanai in order to get to the 2 car garage. You get to your garage through a side-road, so the front of the townhouse consists of beautiful homes and patios. There are two townhouse models: The Cayman and Dublon. They come between 3-4 bedrooms and 2.5-3 bathrooms. The HOA fees for townhouses in 2024 are $1,224/quarter. 

The main Single Family homes are the Oakmont, Carlyle, and the Dunwoody Trail. In addition, the community offers a Tifton model, Monterey model, Gray Myst model, Pine Spring model and Vernon Hill model.

The Oakmont is Verona Walk’s most popular single family home. At approximately 550 doors, Oakmont accounts for 29% of the homes in the community. The floor plan is open and offers 3 bedrooms plus den, and 2.5 bathrooms. Ceilings are 11 feet high, and offer 8 foot doors. The HOA fees for Oakmont in 2023 is $1,335/quarter.

The Carlyle is the largest floor plan. There are 176 doors and the Carlyle accounts for 9% of the homes in the community. The floor plans range from 2,487-2,687 square feet, and offer 4-5 bedrooms and 3-4 bathrooms. Ceilings are 11 feet high, and offer 8 foot doors. The HOA fees for Carlyle in 2024 is $1,390/quarter.

The Dunwoody Trail is Verona Walk’s Estate Series model that offers oversized lots of 60-65ft. The community offers 120 doors in this model, which accounts for 6% of the community. The floor plans range from 2,315-2,488 square feet and offer 2 bedroom + den, and 3 bedroom floor plans. The HOA fees for Dunwoody Trail in 2024 is $1,421/quarter.

The Tifton is a Single Family home in the Classic Series. Depending on the elevation and options, the square footage under air can range from 1,861-2,188 sq ft. The home comes with 2-3 bedrooms plus a den, 2 car garage, and an optional golf cart garage (you will loose 1 bedroom if you have the golf cart package. In 2023 the HOA fees are $1,335/quarter.

The Vernon Hill model is another popular floor plan with a lot of positive feedback from owners saying the floorplan maximizes space. The living area under A/C is 1,911 sq ft, and offers 3 bedrooms plus den, 2 bathrooms and 2 car garage. The model is part of the Classic Series and the HOA fees in 2024 are $1,348/quarter.

The Monterey is a single family home and part of the Classic Series. The living area ranges between 1,641-1,651 sq ft. It offers 3 bedrooms and 2 bathrooms, as well as a 2 car garage. The HOA fees in 2023 for the Monterey are $1,335/quarter.

The Gray Myst is part of the Garden Series and is the smallest single family floorplan in the community. The square footage ranges between 1,392-1,415. It offers 2 bedrooms, a flex room that can be converted as an optional 3rd bedroom, 2 bathrooms, 2 car garage. The HOA fees for 2024 are $1,333/quarter

The Pine Spring model is part of the Garden Series and offers 2 bedrooms, a flex room/optional 3rd bedroom, 2 car garage. Depending on the model it offers 1,429-1,437 sq ft. The HOA fees for 2024 are $1,333/quarter.

Frequently Asked Questions

Is Verona Walk a Gated Community?

Yes it is. There is an onsite guard 24 hours a day at the gate house checking in all guests and contractors that try to get on the property. The community has a perimeter wall on the north side and majority of the west side. The back side is a preserve and therefore the backside is not gated.

How many entrances does the community have?

There is 1 main entrance to the community, accessed through Collier Blvd at the stoplight of Verona walk Blvd/Grand Lely Drive. There is an emergency only entrance on the south side on Benelli Ct, coming in from Winding Cypress.

Is Verona Walk in a CDD?

Yes. The community is a CDD (Community Development District). What this means is that there was a bond taken out by the builder to build the infrastructure in order to be able to provide the housing. The bond is paid by the homeowners of the property for up to 30 years after the property is purchased. What happens when the builder originally comes in, he needs the roads, water lines, sewer all built out, but all he wants (and can afford) is to build homes. So he takes out a bond to build the infrastructure so he can build the homes. The bond is passed on to the new homeowner and they pay it annually until it is paid off. It is attached to your annual tax bill.

Is there a gas station in the community?

Yes. There is a gas station in the town center. It is operated on limited hours, and is fueled by Shell Gasoline.

Are there any pet restrictions?

You are allowed to have dogs, cats and household pets. As long as you are not breeding or using your property for commercial purposes, and your pet is not of mean or violent temperament, you are allowed to have pets. There are no max weight restrictions for dogs in the community. If your pet is outside of your home or lanai, you are required to have them on a leash at all times, and always clean up after your pet.

Do I have to check in the gate house every time I enter the community if I am a resident?

If you are a resident, you can contact the HOA and purchase a barcoded sticker ($10 cash or $13 credit card) that the HOA will register your vehicle and put on the right side of your vehicle window. You will be able to go through the right lane at the gate house and the gate will open automatically for you.

Can I use all the amenities in the community?

If you are a registered homeowner or tenant you are allowed to use all the amenities in the community for no additional fee. If you want to use the community pool, lap lanes or gym, you will need to have a fab to gain access to those facilities. You can contact the HOA at 239-774-0026 to purchase or activate your fab.

How many Pickleball courts are there?

There are a total of 6 beautiful courts in the center of the community and many residents play religiously. It was designed with the sun in mind and all courts faces North and South. The busiest times on the court are Monday, Wednesday and Friday mornings but that is also a great time to meet Pickleball players.

Is Cable included in my HOA fees?

The community has a package plan with X-finity that includes Basic Cable Channels, which is included in the HOA fees. If you want to upgrade to a different package, you can contact X-finity and upgrade for an additional fee.

Is High Speed Internet included in the HOA fees?

Yes, as of the beginning of 2023, your high speed internet is included with your HOA fees. You can contact X-finity directly to add or upgrade your services. 

Is my personal Security System included in the HOA fees?

The HOA has a package deal with ADT Security Systems for basic personal security system inside your home. If you want to change your package or upgrade your security, you can contact ADT directly or online.

Are the utilities above ground or underground?

The utilities in the community are all buried underground. This means that you get to enjoy the views and scenery in the community without looking at utility poles and cables obstructing the perfect sunset or lakeview. This is also great in the event that a big wind storm blows through the area, you won’t have any down poles, which decreases chances of service interuptions.

What does the landscape crew do in the community?

The landscape crew is a hired third party business that takes care of the grounds in the community. They mow the lawn on the entire property, they prune shrubs and palm trees, they fix and adjust sprinkler systems, they spray for weeds and they lay mulch once a year.

Who is responsible for repairing and/or replacing the roof on my house?

Because every home in the community is categorized as a single family home (even if it is a villa or townhouse), every home owner is responsible for taking care of their roof, including washing it, repairing it and/or replacing it.

Can I drive a Golf Cart in the community?

Yes, golf carts are allowed in the community, and are allowed on the roads and 8 foot walk paths throughout the community.

What are the leasing terms?

A homeowner is allowed 3 number of leases per year, with a minimum of 120 days per lease. You are required to register a lessee with the HOA and follow all their guidelines.

Does the onsite restaurant require a minimum food budget allowance per resident per year?

No, you are not required to spend a minimum food budget allowance per year.

What are the hours of the onsite restaurant?

The restaurant is open from 11am to 9pm Tuesday through Sunday, and closed on Mondays during the summer season and open from 11am to 9pm 7 days a week during peak season. It is located in the community Towncenter, suite #5.

Who is the Builder/Developer of the Community?

The community was built by DiVosta and later taken over by Pulte. 

Is Verona Walk a 55+ Adult Community?

No. The community is an all age community, from singles, young families to retired empty nesters.

How far is Naples Pier?

It is 11.7 miles from the Gatehouse to Naples Pier, and depending time of year can range from 20-30 minute drive.

How far is 5th Avenue South?

It is 9.6 miles from the Gatehouse to 5th Avenue South, and can range from 15-25 minute drive depending on the time of year.

How far is Marco Island from Verona Walk?

The island is only a 9.5 mile drive south from Verona Walk. With beautiful beaches, world class dining and lodging, it is a great escape minutes from your house, and just to think people fly halfway around the world to take a vacation here.

How many entrances/exits does community have?

The community has a main entrance with a guard gate from the west off of Collier Blvd. There is also an emergency exit on the south side through Winding Cypress Entrance, turning on to Benelli Ct. Residents and guests do not have access through this gate. 

What is the closest Medical Center to Verona Walk?

Physicians Regional Healthcare System is 1.5 miles from Verona Walk’s Gatehouse. The medical center is located north of the community on Collier Blvd. Between the two hospitals in Naples (second one is on Pine Ridge), there are over 300 physicians and offer advanced medical care in more than 45 medical specialties, and offer 24 hour emergency room care.

In addition, Naples offers NCH with multiple hospitals, emergency rooms and urgent care centers throughout Naples, one of which is located right outside of the community, located at 7717 Collier Blvd. They offer Inpatient, Outpatient, Physician and Rehabilitation Services.

What is the closest Elementary School?

Lely Elementary School is a short 1.6 miles from Verona Walk’s Gatehouse. The school is located just west of Collier Blvd on Lely Cultural Pkwy.

What is the closest Middle School?

Manatee Middle School is a 4 miles from Verona Walk’s Gatehouse. The school is located on Manatee Rd. off of Hwy 41 (east of Collier Blvd).

What is the closest High School?

Lely High School is located 2.6 miles from Verona Walk’s Gatehouse. The school is west of the community, located off of Wildflower Way on Lely High School Blvd.

What is the closest hardware store?

Lowe’s is the closest hardware store, and is located 2.3 miles from the gate house and is on the corner of Collier Blvd and Hwy 41. Store hours are 6am-9pm Monday-Saturday and 6am-8pm Sunday. The store phone number is (239) 601-9120.

What is the closest grocery store?

Publix is the closest grocery store, and is located 1.9 miles from the gate house. It is located on the corner of Collier Blvd and Rattlesnake Hammock Rd.  Store hours are 7am-9pm 7 days a week. The store phone number is (239) 774-5080.

What communities are near Verona Walk?

Just to the south is a gated community called Winding Cypress. They offer villas and single family homes. To the Southeast is a gated community called Naples Reserve. They offer villas and single family homes.
