**A Community Development District (CDD) is a local, special purpose government authorized by Chapter 190 of the Florida Statutes as amended and is an alternative method for managing and financing infrastructure required to support community development. Where is Naples Reserve located?
The community is located in Southeast Naples, East of Collier Blvd, north of Hwy 41 (Tamiami Trail). If you are heading east on Hwy 41, pass Collier Blvd, drive 2.1 miles and take a left on Naples Reserve Blvd. The gate house is 1.0 mile from Hwy 41. The address is: 14885 Naples Reserve Cir, Naples, FL 34114.
How many acres is Naples Reserve?
The community is a total of 688 acres in size. This includes 245 acres of lakes (22 lakes) scattered throughout the community. The main lake is 125 acres in size.
Is Naples Reserve a gated community?
Yes, the community is gated with an onsite guard, as well as barcode homeowner gate access.
Does Naples Reserve have a guard onsite 24 hours a day?
Naples Reserve currently has a guard onsite at the front gate from 6am-10pm. Homeowners can access the gate 24 hours a day with a barcode. Guests accessing the property after hours can gain access through the call box.
Does Naples Reserve have natural gas?
There are no community gas lines available; however, homeowners are allowed to bury propane tanks underground if they so choose.
Is Naples Reserve in a flood zone?
No, the community is not in a flood zone. The homes are built 9-10 feet above sea level and the roads are built 7-9 feet above sea level.
What are the rental restrictions at Naples Reserve?
Homeowners are allowed to rent out their properties if they so choose. The minimum day rental policy is 30 days, with 12 maximum leases per year.
Does Naples Reserve allow golf carts?
Yes, the community is golf-cart friendly and you can drive around the entire community if you so choose.
What is the total size of the lakes in Naples Reserve?
The lakes added up are 245 acres total. Eagle Lake is the largest lake in the community at 125 acres and 23 feet deep. All the lakes are man-made freshwater lakes and water levels will fluctuate depending on the time of the year due to wet seasons and dry seasons.
Is boating allowed in Naples Reserve?
Yes, boating is allowed; however, only in the main lake (Eagle Lake). Internal combustion engines are not permitted in Naples Reserve.
Can I have a private dock?
If your property is located on Eagle Lake or along the mile-long rowing lane, you are allowed to put in your own private dock.
Can I rent a kayak in Naples Reserve?
Yes, the Homeowners Association fees include kayak and boat rentals, along with all other recreatioinal equipment for residents and their guests.
What will be built on the land to the north and to the west of Naples Reserve?
Nothing. The land to the west is owned by the Department of Environmental Protection and because of that, nothing can ever be built on that and has to stay as conservation. The land to the north of the development is Picayune Strand State Forest and the 76,000 acres is protected pineland and cypress swamp.
What will be built on the land to the east of Naples Reserve?
At the present time, the land is zoned for agricultural use. There is a chance that the land be turned into future mixed-use residential developments by bringin it into the Collier County comprehensive land plan.
When does the CDD fees expire?
The CDD fees are amortized over a 30-year fixed amount. They are paid annually and are included as part of your property tax bill.
Are there any condos or townhouses available in Naples Reserve?
No, the community did not build any condos or townhouses. One sub-community (Coral Harbor) offers attached villas and the remaing sub-communities have single family homes.
How far is the airport from Naples Reserve?
The main airport in Southwest Florida is Southwest Florida International Airport (RSW) and it is located 40.2 miles from Naples Reserve Clubhouse. Depending on traffic and time of day, it is approximately 45 minute drive. City of Naples does have a Naples Airport (APF); however, that is an executive airport, primarily serving private and chartered flights. Naples Airport is 11.2 miles from Naples Reserve Clubhouse and depending on traffic is approximately a 20 minute drive.
How far is the grocery store the community?
The closest grocery store is Walmart Supercenter located on Collier Blvd. It is located 3.3 miles from Naples Reserve Clubhouse and approx 8 minute drive going through Trail Ridge Rd and Pasedo Dr. The next grocery store is Publix located in Freedom Square at the corner of Collier Blvd and Tamiami Trail. It is located 3.5 miles from Naples Reserve Clubhouse and is approximately 10 minute car drive. Just on the southside of Tamiami Trail and equal distance is Fresh Market and offers lots of healthy food options. Publix is building on Tamiami Trail just south of Naples Reserve, and should be completed and open by January 1, 2022. Once open, this will be the closest grocery store to Naples Reserve. Costco is located 16.2 miles from Naples Reserve and about a 30 minute car drive.
What is the closest Elementary School to Naples Reserve?
Manatee Elementary is the closest elementary school. It is 1.9 miles from Naples Reserve Clubhouse and approximately 6 minute car drive. According to Niche.com the school has 593 students and has a student to teacher ratio of 13 to 1.

Manatee Middle is the closest middle school. It is located right next to Manatee Elementary. It is 1.9 miles from Naples Reserve Clubhouse and approximately 6 minute car drive.
